Villa Loukia is located on the NE coast of Corfu in a hamlet called Kelia, above the fishing port of Kassiopi. It has an enviable location on the quiet olive grove covered hillside but with the advantage of still being within walking distance of Kassiopi for those seeking the convenience of being able to walk to restaurants at night. There are no near neighbours and the property is not over-looked. The villa provides the perfect location for a family or romantic holiday.

Welcome to Villa Loukia 2010.
I am writing this latest ‘blog’ whilst sitting in the new outdoor sitting room on the upper veranda at Villa Loukia. We have been here for a week getting the Villa ready for the new season. I hope that I do not have to paint another railing any time soon!!
Early May has to be one of my favourite times on the island:
- Lovely ‘English’ summer weather (or how we all hope an English summer will be!)
- Spring flowers and lush groves everywhere
- Fewer visitors about so no need for a reservation for lunch at the Tavernas at Agni and you can even select the table of your choice and then sleep it off on one of their complimentary sun beds. Also because it is not too hot you can even walk there along the coastal path from Kalami without getting too hot and uncomfortable.
- And finally the amazing fireflies that are only found on Corfu during May. They are stunning and glow like electric light bulbs in the olive groves after dark – fantastic!
I have been asked what May is like on Corfu and now I can thoroughly recommend it. A bonus this year was that with postal votes sent we could then miss most of the General Election hype!!
We have once again made a number of improvements over the winter to Villa Loukia. We have extended the bbq and outdoor dining area covering it with a beautiful iron pergola and we have also created this delightful outside sitting room – just in case anyone thought there was not enough choice already of where to sit to while away the time! The views from here in early morning are second to none and it is a perfect place for an early evening drink at the end of a sun -soaked day. Last night as we sat here we were treated to the sound of traditional Greek music wafting up from Kassiopi where they were holding their May Fiesta.
Villa Loukia’s garden has really started to bed-in now, largely due to the irrigation system we installed last October. Hopefully the brightly coloured bougainvillea, wisteria, sweet scented jasmine and many geraniums will now go from strength to strength.
So we are now ready for what is to be a busy season. Loukia continues to grow in popularity and was virtually fully booked by October last year. If it is your choice for 2011 then do hurry and secure your preferred weeks to avoid disappointment.

Dear All
I am writing this in my head as I swim in the pool at Villa Loukia whilst on our 2 week summer holiday. Someone put a thought in my head the other day – what are Villa Loukia’s 3 unique selling points (afterall one would assume that all the luxury villas on NE Corfu must have great sea views!)
I couldn’t come up with 3 – it has to be 4 and in no particular order:
- Villa Loukia has been constructed with minimal damage to its surrounding area. It nestles in its own acre of olive grove which in turn nestles into the olive clad hillside. As you swim in the pool you really feel a part of the natural grove around you to one end and at the other end you look across the sea to Albania. The olive trees also create welcome natural dappled shade to one side of the pool.
- Villa Loukia is in walking distance (a 10 - 15 minute stroll) of Kassiopi. Although you can’t see Kassiopi from the villa and the villa sits alone in a secluded and peaceful position on the hillside, Kassiopi is in fact just over the hill. After a day in the sun it is lovely to walk down to Kassiopi to find a Taverna in which to spend the evening. This is VERY rare on Corfu and I know from past experience that I have always had to drive at night in search of a Taverna.
- The pool is LARGE – 10m x 5m and is actually big enough to swim in. Many villa pools are little more than splash pools
- And finally but very importantly, Villa Loukia is owned by an English family with years of experience of renting villas. We know firsthand how frustrating it is to rent a villa at vast expense in a beautiful location only to arrive and find that the kitchen is not well equipped and virtually impossible to actually cook in or that there are tiles hanging of the shower room walls! We have therefore given priority to the details so that hopefully you have everything you could possibly need to have an enjoyable holiday.
Don’t forget – Price changes do not take effect until 31st October – so book before then to reserve summer 2010 at 2009 prices!

Welcome to you all to the 2009 season.
In 2009 we are pleased to be welcoming back some repeat guests and a number of new ones. The villa has booked really quickly this year – in fact peak season for summer 2009 was all booked by November 2008! So, if you want to be sure of getting your weeks for 2010 do not leave it too late! Our price review will not happen until 1st November and all bookings received before then for 2010 will be at 2009 prices.
We have made a few changes over the winter:
- the pool terrace has been extended to give better shade under the olive trees and more room around the pool.
- we have sorted out the front garden down to the road and have planted a citrus orchard,
- the frontage on to the lane has now has some splendid gates and railings.
So, once again, happy holidays for 2009!

My husband Nick and I came across Villa Loukia during the summer of 2007 when we were exploring one evening whilst on holiday with our family. It had just been completed but the pool had not been installed and the outside areas and garden needed creating. The builder - Andreas Lachos - had recently finished the house and had done minimal damage to the acre of private olive grove in which Villa Loukia sits. We fell in love with the house, its location and in particular the stunning views instantly. The only problem was the task of getting the house finished and ready for people to holiday in!So, following negotiation with Corfu Home Finders and with the help of our charismatic Greek/French lawyer, Florent Heracles Kavadas, we completed on the purchase in December 07. We then embarked on getting the project finished – not the easiest thing to do from England but with the help of our house manager – the fantastic Julia Manetas – we finished the project in May 08.
We are thrilled with the results and would like to thank Andreas and his men for all their hard work and Julia for keeping us informed and sane through the process! We hope you love the results as much as we do.
No photo can do this location justice. The only way to fully appreciate the magic of Villa Loukia is to stay there. Trust me you will not be disappointecd.
